To ensure permanent housing with pucca roofs for economically backward, homeless families living in kuchcha houses across rural and suburban West Bengal, the Bangla Awas Yojana (BAY / PMAY-G 2026-2027) is being implemented as a joint state and central initiative.
Under the new 2026-2027 guidelines, eligible beneficiaries are being given Rs 1.2 lakh for house construction in the plains and Rs 1.3 lakh in hilly/Jangalmahal areas, directly into their bank accounts (Direct Benefit Transfer - DBT).

- Completely free grant: This money is not a loan or an advance; it is a one-time grant from the state and central government that does not have to be repaid.
- Instalments paid in 3 phases:
- 1st instalment (Plinth Level / foundation construction): Rs 60,000 (or Rs 40,000 depending on the district)
- 2nd instalment (Lintel Level / wall and roof stage): Rs 50,000
- 3rd instalment (Finishing / roof casting, doors-windows and toilet): Rs 10,000
- Additional 100 days’ work wages: While the Awas Yojana house is being built, the beneficiary receives wages for about 90-95 days of additional unskilled labour (about Rs 21,000+) under 100 days’ work (MGNREGS / Karma Sree).
- Additional grant for toilet construction: An additional Rs 12,000 for toilet construction can be received separately under Mission Nirmal Bangla / Swachh Bharat Mission.
Who Is Eligible for This Benefit (Eligibility Criteria)
- The applicant must be a permanent resident of West Bengal.
- The family must not own any pucca house (a pucca house with a concrete roof).
- The family must live in a kuchcha house (mud walls, thatch/tin roof), a polythene-covered shelter, or be completely homeless.
- No family member may be a government employee (central or state) or a government pensioner.
- No family member may own a four-wheeler, motor boat or mechanised agricultural equipment.
- The applicant or any family member must not be an Income Tax payer.
- Average monthly family income below Rs 15,000 is desirable.

Method 1: Search on the PMAY-G Official Portal
- Go to the central rural housing portal pmayg.nic.in.
- From the menu bar, go to the ‘Awaassoft’ option and select ‘Report’.
- On the next page, under the ‘Social Audit Reports’ section, click the ‘Beneficiary details for verification’ option.
- Then select one by one from the filter dropdowns:

What Are Survey Verification and Geo-Tagging?
Before the Awas Yojana money is released, a special team (Survey Team) from the block administration visits the beneficiary’s house directly:
- First geo-tagging: Before construction begins, photographs of the current kuchcha house are taken along with its GPS location (latitude-longitude).
- Second geo-tagging: Once the wall and lintel level work is completed using the first instalment, a second photograph is taken, based on which the second instalment is credited to the account.
- Final geo-tagging: After roof casting and plastering, and once a plaque engraved with the ‘Bangla Awas Yojana logo and the beneficiary’s name’ is fixed in front of the house, a photograph of the complete house is uploaded to the portal and the final instalment is released.

2. What if my name is on the list but I was dropped in the survey?
If anyone’s name has been wrongly left out, the beneficiary can file a written complaint with the Grievance Redressal Cell at the office of the concerned Sub-Divisional Officer (SDO) or District Magistrate (DM) within the stipulated time.
3. How much time is allowed to build the house?
The rule is that all construction work must be completed within a maximum of 12 months from the date the first instalment is credited to the bank account.
