Banglarbhumi Khajna Online Payment 2026: GRIPS Payment and Error Fixes

The era of cutting a handwritten dakila at the Land Department counter is over — khajna must now be paid on the Banglarbhumi portal itself (e-Khajna). The problem is that a few familiar errors hit you before and after payment, and people end up standing at an agent’s door. This guide has the payment method plus the exact fixes for those three big problems.

Steps to paying khajna online

  1. banglarbhumi.gov.in → citizen login (free registration if you don’t have an account)
  2. Citizen Services → khajna/Revenue payment option
  3. Select the land by khatian/dag number — match the mouza, dag and ownership
  4. If you paid offline earlier, submit the old dakila’s details (see below)
  5. Pay on the GRIPS page via UPI/card/net banking — save the GRN number
  6. Download the dakila (receipt) PDF and keep it — land receipts are needed more often than surgery bills

Problem 1: the “Plot Information Mismatch” error

Why it happens: the porcha has the dag number, but on the server the dag’s map isn’t properly linked to the khatian (a digitisation error). Khajna cannot be paid in this state.

Fix — rectify the record first, then pay khajna:

  1. On Banglarbhumi, go to Record Rectification/Land Record Rectification under Citizen Services (or apply at the block office)
  2. Cite the district-block-mouza-khatian and manually mention the missing/wrong dag
  3. Upload a scan of the original porcha
  4. Once the block office updates the plot on the server (usually 15–30 days), you can pay khajna normally

Problem 2: I paid dakila earlier, but it now shows arrears

Why it happens: the server doesn’t know when you last paid khajna offline — so it calculates arrears from the old years.

Fix — feed in the old dakila:

  1. In the payment form, choose “I paid the last khajna offline” (Paid offline)
  2. Type the handwritten dakila’s receipt number, Bengali year and amount
  3. Upload a photo/scan PDF of that receipt
  4. The system recalculates the arrears and shows the correct due — then pay it

If the dakila is lost, a copy/confirmation will have to be requested from the block office’s old register.

Problem 3: money was debited, but the receipt (dakila) didn’t come

First rule — do not pay a second time. This happens due to sync delay between the GRIPS and Banglarbhumi servers.

  1. Copy the GRN number (starting with 19) that appeared on screen/SMS at payment time
  2. On Banglarbhumi’s GRN Search option, Verify with the GRN, date and bank
  3. If “Payment Successful” shows, download the dakila from Citizen Services → Reprint Receipt/Challan
  4. Still no GRN match after 24–48 hours? Email the helpdesk at 18003454142 or landrecords.wb@gmail.com with the GRN + transaction reference — no worry about double debit, but a second debit without the GRN would be your mistake

❓ Frequently asked questions

Is paying khajna every year mandatory?

Bastu/commercial land khajna must be paid every year; agricultural land's rate is lower. If arrears run long after mutation, interest accrues on the arrears and complications arise during porcha correction or sale.

What do I do if 'Record Not Found' shows?

It means the land is not yet properly in the digital record — either mutation hasn't happened, or the dag-khatian hasn't been mapped. You will need to apply for record rectification/mutation at the BLRO office with the registry deed, after which khajna payment becomes possible.

Where do I get the GRN?

On successful payment, the GRN (a number starting with 19) appears on screen and by SMS. If lost, match the transaction reference from GRIPS's payment history or the bank statement and search on Banglarbhumi's GRN Search.
